The list that never gets shorter — handled.

If it's part of your house and it's broken, loose, sagging, or overdue, there's a good chance it fits below. Not sure? Send a photo and ask.

Repairs & punch lists

Sticking doors, loose railings, torn screens, caulk and trim, hardware swaps — one fix at a time, or hand over the whole list at once.

Carpentry & finish work

Framing repairs and structural carpentry, with permits or engineering obtained where required, plus subfloors, laminate and vinyl plank flooring, shelving, and built-ins.

Drywall & interior repair

Holes, cracks, and leak-damaged drywall once the source is fixed — patched, taped, sanded, and finished for a clean, blended repair.

Doors, windows & weatherization

Door and window replacement in existing openings, locksets and thresholds, weatherstripping, air sealing, and draft fixes for Wisconsin winters.

Fences & outdoor carpentry

Leaning posts reset, gates rehung, rotted boards replaced, and new fence runs built straight, set to last, and sited to setback and height rules.

Decks, porches & stairs

Soft boards, wobbly stairs, and failing railings fixed — or a new deck built from footings to final rail, with permits handled where required.

Concrete & masonry repair

Crumbling step edges and spalled corners patched, cracks in walks and stoops filled and sealed, loose brick and block reset, and solid anchor points rebuilt for railings and posts. Small repairs only — foundations, footings, and new pours go to a concrete contractor.

Gutters & exterior maintenance

Seasonal gutter cleanouts, resealing and slope correction, guard installs, and siding, soffit, fascia, and exterior trim repairs.

Electrical, plumbing, HVAC, and other specialty-trade work is referred to appropriately licensed professionals — and I'll tell you up front when a job needs one.

Landlords & sellers: turnovers are a specialty.

Rental turnovers and pre-sale punch lists — ten small problems, one point of contact, one invoice. One call instead of coordinating four trades.

About

Hi, I'm Nolen.

I'm a Madison local and UW–Madison grad who'd rather fix something properly once than quickly twice. Nolen's Home Services is a one-man shop, which means the person you talk to on the phone is the person on the ladder — and the name on the truck is the reputation on the line.

The property

Older homes need an extra safety step on painted surfaces - a rough guess is fine.

Gate code, dog, parking, best entrance.

What needs doing

Plain words are perfect. 'The fence is falling over' tells me plenty.
